Activating strategic spaces
into scalable business ecosystems.

Value Add Access Network leases and activates strategic locations across India's institutional infrastructure — petrol pumps, rail and metro nodes, PSU campuses and public-facing assets — and converts them into living commercial, service and employment ecosystems.

Activation Possibilities

A national platform built for institutional-scale activation.

Value Add Access Network is the umbrella platform of Value Addition Overseas Private Limited. Our mandate is straightforward and consequential: take strategic locations that already exist within India's institutional infrastructure, and transform them into productive business ecosystems.

We work directly with Oil Marketing Companies, Indian Railways, Metro Rail networks, Public Sector Undertakings and other institutional landlords to lease underutilised or commercially activatable spaces. We then develop, sub-lease, structure and operationalise those spaces — through franchise models, operator partnerships, investor participation and direct deployment — so that each location delivers real commercial, service and employment outcomes.

This is not a leasing intermediary. It is a national activation platform. We bring the location, the format, the operator, the capital and the playbook together, in one structured framework.

Lease. Develop. Sub-lease. Activate.

The model is institutional in structure and entrepreneurial in execution. Each location moves through a defined activation pathway — from acquisition of leasing rights to deployment of a live business format with a working operator and a measurable service footprint.

```
STAGE 01
Strategic Leasing
Master leasing of activatable spaces from OMCs, Railways, Metro networks and PSUs through structured institutional engagements.
STAGE 02
Format Development
Each space is mapped to its highest-value commercial format — retail, healthcare, fulfilment, financial, agri or service.
STAGE 03
Operator & Capital Match
Franchise partners, investors, brand operators and entrepreneurs are matched to locations under structured commercial terms.
STAGE 04
Activation & Service
Locations go live as functioning businesses delivering revenue, public service, employment and community access.
```

Eight programmes. One coordinated network.

Each sub-programme under Value Add Access Network addresses a specific category of commercial activity, audience and infrastructure use-case. Programmes are deployed independently or in combination, depending on location characteristics.

For those who served the nation, a structured pathway to enterprise.

The Veer Udyam Programme is a dedicated initiative within Value Add Access Network designed to create dignified, sustainable livelihood opportunities for the soldier community — serving personnel transitioning out of service, ex-servicemen, and their families.

The programme connects qualified soldier-community participants with activated locations across our network — providing not only an outlet or business unit, but a complete framework: training, format selection, operational support, supply chain integration and where appropriate, capital partnership.

The intent is not symbolic. It is structural. The discipline, integrity and execution capability of those who have worn the uniform align naturally with the institutional, location-led nature of this network — and the programme is built around that alignment.

Dignity

Owner-operator pathways, not employment alone. Each participant runs an activated location as a business.

Structure

End-to-end framework — location, format, training, supply chain, governance and review.

Sustainability

Formats are chosen for long-term viability across urban, semi-urban and rural contexts.

Community

Programme expands as a network — peer support, shared playbooks and collective scale.

Locations ready. Formats defined. Partners welcome.

Activated locations within the Value Add Access Network are made available to qualified franchise partners, operators and investors under structured commercial terms. The platform handles location, regulatory and structural complexity — partners focus on running the business.

```
01
Franchise Partners
Single-location and multi-location franchise structures across retail, healthcare, financial and fulfilment formats. Standardised playbooks. Defined commercials. Network-wide brand and supply chain integration.
02
Brand Operators
Established consumer, healthcare, food, financial and service brands seeking access to high-footfall institutional locations under category-exclusive arrangements.
03
Capital Partners & Investors
Investor participation across location portfolios — single-asset, cluster, regional and national-scale options. Returns linked to operational performance, not speculative valuation.
04
Community & Entrepreneur Participation
Pathways for first-time entrepreneurs, women-led enterprises, FPOs, SHGs and the soldier community to participate as activated location owners.
What a partner receives.
Each engagement is structured, documented and operationally supported across the full activation lifecycle.
The most strategic real estate in India is already built.
India's institutional infrastructure represents one of the densest, highest-footfall and most under-monetised location networks in the country. Activating it is both a commercial and a public-interest opportunity.
01 / Footfall
Captive, recurring audiences
Petrol pumps, stations and metro nodes serve millions of recurring users — a natural distribution layer for retail, services and healthcare.
02 / Coverage
National geographic reach
Institutional networks already extend across urban, semi-urban and rural India, well beyond any private retail or logistics footprint.
03 / Trust
Public credibility
Public-sector locations carry institutional trust — a significant advantage for healthcare, financial services and government-linked formats.
04 / Latent value
Under-utilised capacity
Substantial commercial space within these networks remains under-deployed. Activation creates non-fuel and non-core revenue for the asset owner and economic value for the community.
05 / Compatibility
Format-ready environments
Many spaces are physically suitable for fulfilment, retail, healthcare and service formats with limited adaptation, reducing time-to-activation.
06 / Public outcomes
Service alongside commerce
Activated locations deliver employment, healthcare access and last-mile services — outcomes that align with the institutional landlord's public mandate.
Four institutional channels. One coordinated platform.
The platform is structured around the institutional landlords whose networks shape India's daily movement, commerce and access. Each channel is engaged with the seriousness, governance discipline and long-horizon orientation it requires.
